Bylaws, Covenants & Official Records

Preserving and promoting the aesthetic continuity of Stonegate.

Architectural standards are intended to preserve and promote continuity of an outside architectural appearance throughout Stonegate.

If you are planning any landscaping, deck or fence additions, make sure they are not in violation of association covenants and bylaws by submitting plans to the Architectural committee for review and approval at least 30 days prior to start of project.

The lots bordering, facing, abutting the lake along Ledgewood and the creek along Monterey, in particular, have several restrictions on what a homeowner can do on their property. This includes fencing restrictions, plant height, obstructing the view of your neighbors, outbuildings, and other restrictions.

Any fence constructed must be natural wood and not exceed four feet in height. Cyclone or other metal fences are not permitted. Lake lots may construct a fence, but it must be no wider than the sides of the house and extend no more than 20 feet to the rear of the house.
If you are planning to add a deck, you must get a permit from Medina Township. Medina has strict guidelines and they will make you start over if you do not have a permit. Auxiliary structures must be reviewed by the Architectural committee, the township, and county for compliance with building codes.
Any trees, plants, shrubs on lake lots must be low growing and maintained to not interfere with the sight lines of other dwellings. Lake lots shall not change the contour of the lake or fill in any portion of the lake. The lot owner and possibly the association could face serious legal ramifications if this rule is violated. Besides adding beauty and recreation to our association, the lakes also serve as catch basins for water run-off from the streets and house gutters.
